农村闲置宅基地盘活利用研究综述

Abstract：Withthedevelopmentofsecondaryandtertiaryindustriesandtheacelerationofurbanization，therehasbeena large-scalemigrationofrurallabortourbanareas.Whileremarkableeconomicachievementshavebenmade，theissueof idle ruralresientiallandhasbecomeincreasinglyprominent，drawingsignificantatentionfromnationalauthorities，goverments，and society.Existingresearchprimarilyfocusesonretrospetiveanalysesofrevitalizingidleruralhomesteadsthoughdimensiossuch aslandpricingmechanisms，landmarketoperations，propertyrightsdefinitions，fundamentalconditions，revitalizationmodels， approaches，ostacles，andinfluencingfactors.Findingsindicatethatarelativelyhighproportionofruralresidentiallandreains idle，withdiverseunderlyingcauses.Althoughscholarshaveexploredvariousmodelsandapproachesforrevitalizingidlerural homesteads，ithasbeenobservedthatlimitedatentionhasbeenpaidtoleveraginghumancapitalinthisprocess.Therefore， thereisanurgentneedtoenhanceresearchontalent-drivenapproachesforrevitalizingidleruralresidentiallandandmaximize the potential of human resources in addressing this challenge.
