Rental Housing Supply and Demand in Shanghai: A Quantitative Assessment and Policy Implications Based on the Perspective of Job-Housing Balance at the AdministrativeDistrictLevel
AbstractDevelopingrental housingin thenew periodrepresentsacrucial measuretoaddresshousingdifcultiesamongnewcitizens and youngpeople inmajor cities.Shanghai,characterizedbyitssubstantialmigrantpopulation androbustrental demand, has establisheda solid foundation for itsrental market throughcontinuous cultivationandrefementof the housing leasing system.Consequently,rental housing hasbecomea vital pathwayfor themigrantpopulation to meet their housing neds. To investigate thesuply-demandcharacteristicsandcontradictions within Shanghai'srental housing marketandprovidea referenceforformulating thecity's"15thFive-YearPlan"forhousingdevelopment,thisstudyemploysquantitativestatistical analysis methods basedon thejob-housing balanceconcepttoassessthecurrentstateofrental housing supplyand demand acrossitsadministrativedistricts.Theresults indicatethat Shanghaihasachievedabasic balance inthetotalvolumeof rental housingsupplyanddemand.However,structuralmismatches persist,and job-housingimbalanceisa widespread phenomenon.Building on these findings,thepaperproposes policyinsights aimedat fosteringthehealthydevelopmentof the rental housing market and promoting job-housing balance.
