Abstract:ByusingGISandintellgentalgorithms，factorsthathaveasignificantimpactonhousing prices，suchaslocation, transportionfacitis，livingfacilies，educationalfacilitesandsuroundingenvironment，areuantifedandselecedtofora locationsoreforeachcommunity.Onthisbasis,communitiesthatareadjacentinlocationandhavesimilarscoresareclasified intothesameaessmentzone.Thenanaessmentmodelisestablishedineachasessmentzonetoevaluatethestandardhousing priceandthepriceofallhousingunitsinthecity.Theasessment modelwasverifiedusingthebasicdataandrealestatedataof amediumandsmal-sizedcityinZhejiangProvinceasthetestdata.Thetestresultsshowedahighdegreeoffit,andthebatch assessment prices had high accuracy.
